Substitute Trustee’s Notice of Sale
STATE OF MISSISSIPPI
COUNTY OF Tunica
WHEREAS, on the 21st day of November, 2007, and acknowledged on the 21st day of November, 2007, Don E. Ross and wife, Vikki C. Ross, executed and delivered a certain Deed of Trust unto John H. Shows, Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for First Security Bank, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Tunica County, Mississippi, in Book 217 at Page 354 and rerecorded in Book 219 at Page 355; and
WHEREAS, on the 19th day of July, 2013, Mortgage Electronic Registration Systems, Inc., as nominee for First Security Bank, assigned said Deed of Trust unto Wells Fargo Bank, N.A., by instrument recorded in the office of the aforesaid Chancery Clerk in Book 253 at Page 62; and
WHEREAS, on the 8th day of November, 2013, the Holder of said Deed of Trust substituted and appointed Emily Kaye Courteau by instrument recorded in the office of the aforesaid Chancery Clerk in Book 255 at Page 310; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 31st day of January, 2014, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the West front door, 1300 School Street at Tunica, Mississippi, for cash to the highest bidder, the following described land and property situated in Tunica County, Mississippi, to-wit:

The South Half (S 1/2) of the Northeast Quarter (NE 1/4) of Block Three (3) in the Southwest Quarter (SW 1/4) of said Town, as described in the deed from E. L. Harris to Financial Improvement Company, recorded in Deed Book Q at Page 151, and plat thereof recorded therewith.
Together with all tenements, hereditaments and appurtenances thereunto belonging, or in anywise thereunto appertaining.
I will only convey such title as is vested in me as Substitute Trustee.
